The True Disruption Index inverts v1's broken logic. Instead of rewarding "average" properties, it rewards mathematical evidence of pre-flip distress.

  • +20 pts Chronic listing churn over multiple years
  • +15 pts Distress keywords ("cash only", "as-is", "needs rehab", "receivership")
  • +15 pts Out-of-state mailing address (absentee owner)
  • +10 pts Long hold + cost basis spread (bought cheap, now listing high without rehab)
  • +10 pts 15+ year ownership tenure
